General Services Administration (GSA) seeks to lease the following space:

Additional Requirements:




  • Space shall include a minimum of 10,756 ABOA SF of office space and 27,776 ABOA SF of warehouse space.

  • Single floor occupancy is preferred, but platform/mezzanine storage is acceptable.

  • Two (2) loading docks are required with ample turn radius for 53’ tractor trailers to load & unload simultaneously.

  • A separate visitor entrance is required. Visitor and employee access shall be separate, including elevators.

  • Public parking for 65 vehicles must be available within a walkable 1/8 mile from the building.

  • A bus stop must be located within a walkable ½ mile from the building.

  • Adequate eating facilities, as well as services such as retail shops, cleaners, banks, etc. must be located within a walkable ½ mile of the proposed building.

  • The site must be located within 5 miles of a major highway.

  • The proposed building cannot be located within 300 feet of residential properties.

  • Interested parties must provide the name of the building, address, location of available space, rentable square feet offered, and contact information of authorized representative.

  • All interested parties must either submit evidence of ownership or written authorization to represent the owner(s). Any submissions received without documentation of ownership and/or written authorization to represent the owner(s) will not be considered until such time the documentation has been received, which must also be submitted prior to the Expression of Interests Due Date

  • In cases where an agent is representing multiple ownership entities, broker must provide written acknowledgement/permission to represent multiple interested parties for the same submission.

Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.





Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ). Swing Space: If the current Lessor desires to participate as an Offeror in the new lease requirement, and further to propose the leased space where the agency is currently located, then swing space shall be required to avoid any impact and/or disruption to the tenant agency’s business operations. Under no circumstances shall it be deemed acceptable that the agency shall remain in any portion of the current leased space during demolition, construction or alterations for this new lease requirement, unless requested and/or agreed to in writing by the Lease Contracting Officer (LCO). The current lessor as an Offeror shall be responsible to relocate the tenant agency to a temporary alternate location (swing space), and all costs for this relocation as well as preparing space to meet all operational requirements of the Government shall be the solely the Offeror’s responsibility. A relocation plan meeting the agency’s move standards must be submitted to and approved by the LCO. The current lessor/offeror may provide “Swing Space” by either Lessor Owned Space or by Leased Swing Space not owned by the lessor, which space shall meet those requirements as set forth in the RLP/Lease as applicable. In addition, any proposed Swing Space must meet the requirements as set forth in the RLP/Lease issued for this space procurement. The amount of swing space required shall be solely determined by the Government and in no event shall the Government be responsible to pay rent for any amount of swing space that exceeds the amount determined. All space in excess of the amount required shall be the sole responsibility of the offeror/lessor.
